Dragon Capital announces the commissioning of the first stage of M10 Lviv Industrial Park, a class A warehouse complex with an area of 14,400 sq. m.
M10 Lviv Industrial Park is a brand new industrial development located near the industrial area of Lviv Rіasne-2 on the M10 highway, some 60 km from the Krakovets checkpoint on the Ukrainian-Polish border. It covers 23.5 hectares and consists of six sites for warehouses and production facilities with a total area of 140,000 sq. m. The park’s management company, Dragon Capital Property Management, ensures the security and proper functioning of its common areas and infrastructure.
The State Architectural and Construction Inspectorate has certified that the project’s documentation complies with applicable regulations and that its first stage is ready for operation.

We are glad that the first stage of this large-scale project has been successfully completed. It is especially pleasing to note the swift and efficient work of the State Architectural and Construction Inspectorate following the reform of the Ministry of Regional Development in December 2020. The inspection team promptly certified the facility for operation. The submission of documents requesting the start of operations was performed online, and we received an online permit on the evening of the same day the inspector visited the facility. In these challenging times for business, the state’s mission is to provide maximum support for investors continuing to operate in Ukraine, and it is gratifying to see that government officials understand this.”
The first stage of the industrial complex has an area of 14,400 sqm. Its status as industrial park provides its tenants with tax preferences, and its certification according to the BREEAM international standard of green construction confirms the site’s energy efficiency and environmental friendliness.
“This project will strengthen the infrastructural capacity of Ukraine and the economic landscape of the Lviv region, create new jobs and promote the attraction of additional investments to our country. The importance of this project is also confirmed by the support of international institutions. At the beginning of 2023, we proudly welcomed the EBRD as a partner for M10 Lviv Іndustrial Park, and already in September, MIGA, a member of the World Bank Group, insured our investments against military risks. The involvement of these organizations enhances the confidence of our local partners in the project and sends a positive signal about stability of the Ukrainian economy despite the war,” added Tomas Fiala.
In 2023, the EBRD invested $5.5 million in the project, part of its total investment committed for M10 Lviv Industrial Park of $24.5 million. Also, the Multilateral Investment Guarantee Agency of the World Bank (MIGA) insured the project against military risks for 10 years for an investment amount of $9.2 million.
Further development of M10 Industrial Park envisages the construction of build-to-suit warehouses, a format where the properties will be designed and built in line with their tenants’ specifications.
